The project is organized around a single behavioral question:
How does a household actually move through
a luxury property across a day?
Design Concept
This is a high-performance waterfront residence designed around the friction between inside and outside — where a 75-foot pool, cantilevered wood decks, and a glass-enclosed greenhouse dissolve the threshold between architecture and landscape.
The movement logic drives every decision: from the greenhouse's direct connection to the dining and BBQ zone, to the deck cantilevers that eliminate visual barriers to the water. Sustainability isn't a feature list; it's embedded in the material and spatial sequencing.
The result is an environment that performs elegantly under competing demands:
privacy and openness, permanence and seasonal change, formal entertaining and daily living.
